TUA Photography Standards & Submission Policy

At The Upgrade Authority (TUA), high-quality visuals are essential in showcasing our properties to prospective guests and ensuring that every listing reflects our commitment to excellence. To maintain a premium standard, all submitted property photographs must adhere to the following strict criteria. Failure to meet these standards may result in rejection.

1. Image Quality & Resolution

  • All images must have a minimum resolution of 2450px on the longest side.
  • Images must be sharp, well-exposed, and free from noise, artefacts, or excessive post-processing.
  • Each image file must be under 1MB while maintaining high resolution and clarity.

2. Dynamic Range & Exposure

  • Photos must achieve perfect exposure balance, ensuring that both interior and exterior details are visible with clarity.
  • There should be no blown-out highlights (overexposed windows, reflective surfaces, or light sources).
  • Shadows must retain detail without excessive darkness or loss of texture.

3. Colour Accuracy & Lighting

  • Colours must be true to life, consistent, and evenly balanced.
  • No colour casts, oversaturation, or unnatural hues—whites should be white, and neutral tones must remain neutral.
  • Artificial lighting should not distort the natural color of the space.
  • No colour spill from external light sources or incorrect white balance settings.

4. Composition & Framing

  • Photos must be professionally composed, straight, and aligned—horizons and verticals must be level.
  • Wide-angle shots must be used appropriately to showcase space without distortion or fisheye effects.
  • No distracting elements, clutter, or personal belongings in the frame.

5. Editing & Post-Processing

  • Editing should be natural and professional, enhancing but not misleading the property’s appearance.
  • No excessive HDR, over-sharpening, or artificial-looking enhancements.
  • Sky replacements and window pull techniques must be realistic and not alter the integrity of the scene.

6. File Format & Naming

  • All images must be submitted in JPEG format.
  • File size should be optimised to be under 1MB per image without compromising resolution or clarity.
  • Filenames should follow a structured format: [Property_Name][Room/Area][Number].jpg

7. Mandatory Shots & Variety

Each property listing must include the following images:

  • Exterior: Front façade, entrance, outdoor areas, garden (if applicable).
  • Living Spaces: Well-lit, spacious shots of lounge and communal areas.
  • Kitchen: Clear, high-quality images showcasing appliances and layout.
  • Bedrooms: Multiple angles, showing space and decor.
  • Bathrooms: Clean, clutter-free, and well-lit shots.
  • Details & Features: Smart home integrations, unique design elements, and premium amenities.

8. Rejection Policy

TUA reserves the right to reject any photographs that fail to meet these standards. Common reasons for rejection include:

  • Low resolution or excessive compression artefacts.
  • Overexposed or underexposed areas.
  • Poor colour accuracy, colour casts, or unnatural editing.
  • Unlevelled composition or distorted perspectives.
  • Cluttered, messy, or unprofessional staging.

Final Note

Photography is a crucial part of presenting a property in the best possible light. Images that do not meet these requirements will be rejected, and resubmission will be required before the property can be listed.
