UpgradedPM referrals

UpgradedPM Referral Programme Terms

Version 19 October 2026, version 2. The agreement accepted when you register applies to your accepted introductions.

Our agreement

This agreement is between The Upgrade Authority Ltd, trading as UpgradedPM, and the person joining the referral programme. The Upgrade Authority Ltd is registered in England and Wales with company number 13983241. Its registered office is Henleaze House Business Centre, 13 Harbury Road, Henleaze, Bristol, BS9 4PN.

You can join whether or not you run a business. Existing landlords can introduce another owner. There is no joining fee, minimum referral volume or exclusivity. If you make introductions through your work, follow your organisation’s referral arrangements. Programme questions can be sent to marketing@theupgradeauthority.co.uk.

The offer

You earn £250 when a new landlord you introduce qualifies through their first accepted property. We add VAT where properly chargeable against a valid VAT invoice. The landlord also receives a £250 credit, including VAT, against management commission on that property. This is one reward and one credit per new landlord, rather than a reward for every property they add. Any separate portfolio offer must be agreed before those introductions.

You cannot earn a reward for introducing yourself, your own business or a property you own or control. Before a reward is paid, we confirm the payment recipient and details with you. If the reward belongs to your employer or another business you represent, it is paid to that business.

Making an introduction

Use your partner link or code so the landlord can ask us to contact them. You can also make an introduction they have specifically requested. Give us the landlord or owning business name, the property address, your name or referral code and a record of when and how they requested contact. A recommendation or shared link alone does not earn a reward.

We check the existing enquiry history and confirm whether the introduction is accepted and attributed to you. Current clients, already accepted introductions and landlords already in active management sales discussions are excluded. We check any older inactive enquiry at registration and explain the result then. A changed email address, trading name or connected company does not create another reward for the same landlord.

The property must be suitable for short stay management, in an area we can support and accepted through our usual assessment. The landlord remains free to choose a different provider. Our usual management agreement and property requirements apply.

Your referral stays yours

An accepted introduction is attributed to you for twelve months from acceptance. The landlord must sign the management agreement during that period. Qualification and payment can follow afterwards under these terms. The first valid requested introduction we accept takes priority. A landlord can name you or give your code when enquiring, including on another device or by phone.

If two partners genuinely contributed, we agree and record any shared reward before onboarding. The total remains £250, plus VAT where applicable. A tracking cookie, later enquiry or different browser does not override an introduction already recorded.

When the reward is earned

The first property must complete thirty consecutive days of active management beginning with its first paid guest check in, include at least one completed paid stay and have its first earned management fees collected. Signing an agreement or publishing a listing is not enough.

We pay by bank transfer within seven calendar days after those conditions are met and we have your payment details and invoice or payment request. Your invoice must show VAT separately where it applies. If a fee settlement or payment detail is still missing, we explain what is outstanding and give you the next review date. We confirm the transfer when it is made.

The landlord’s £250 credit

The credit starts on the next management commission invoice after qualification. Any unused balance carries forward against commission on that first property while it remains managed. The £250 is the total saving including VAT. It has no cash alternative and does not cover the £30 monthly charge, VAT on that charge, cleaning, repairs, platform charges or other property costs.

The credit cannot be combined with another introductory commission credit for the same instruction. The usual management rate is not increased because the landlord was referred. Any unused credit ends when management of that property ends, apart from correcting an invoice that should already have received it.

Being clear with the landlord

Tell the landlord before the introduction that you receive £250 if the first property qualifies and that they receive the commission credit on these terms. Make public promotions clearly recognisable as advertising when their commercial purpose is not already obvious. Put the important offer conditions beside the offer, rather than hiding them in a footer.

Use the current offer and materials we supply. Describe the service accurately and let us provide property forecasts, pricing and management terms. You cannot sign agreements, promise rental returns, collect money or make commitments on our behalf. A regulated business remains responsible for the rules, conflicts and customer disclosures that apply to its own work.

Personal information and contact

Introduce landlords who have asked to hear from us. Do not upload customer lists or arrange unsolicited email or text promotions to individual landlords for this programme. An existing customer relationship with your business does not itself give us permission to market to that person.

Each of us is responsible for the personal information it handles, the information it gives people and keeping it secure. We use your details to run the programme and pay rewards, and landlord enquiry details to respond to the requested management enquiry. Unrelated ongoing marketing is a separate choice. Our privacy information is at upgradedpm.com/privacy-policy/.

Partner progress updates are limited to the referral’s acceptance, qualification and payment position. We do not share the landlord’s private accounts, guest details or unnecessary financial information. Tell us promptly if contact was not requested, details were shared incorrectly or a landlord asks for contact to stop.

Working together

We can introduce suitable owners who need cleaning or other property services, depending on their wishes, your coverage, availability and service quality. A suitable existing cleaner can remain where the owner chooses and the service fits the property. We can also agree a route for sales or conventional letting introductions when an owner needs those services.

There is no promised work volume or exclusive supplier appointment. Owners keep their choice of contractor. Joining does not change an existing supplier contract or create a legal partnership or employment relationship.

Changes, ending the programme and questions

Either of us can end new referral activity by email at any time. We may change the offer for future introductions and will make the new terms clear. Already accepted introductions keep their agreed version and remaining attribution period. Earned rewards remain payable.

We do not reclaim a genuinely earned reward just because a landlord later leaves. An actual duplicate payment, fraud or reversal of a payment that established qualification can be corrected using the referral and payment records. We explain the evidence and the amount involved, and give you a chance to resolve an error.

Contact marketing@theupgradeauthority.co.uk with an attribution or payment question so we can check the record and respond. This agreement is governed by the law of England and Wales. The courts of England and Wales deal with any dispute that we cannot resolve together.

Joining the programme

I accept the UpgradedPM Referral Programme Terms, version 2 dated 19 October 2026, and understand when the reward and landlord credit qualify.

Your registration records your name, email, accepted agreement version, acceptance time and registration receipt. Your details are not a public directory entry. Payment details are collected securely when a reward is ready to pay. Introductions already accepted under an earlier version keep their agreed terms.
