We discuss the property, coverage and management options directly with the owner. There is no obligation to go ahead.

When their first property qualifies, you earn £250. We pay within seven calendar days of qualification and complete payment details.

You can earn a reward for introducing another owner. Referring yourself or a property you own or control does not qualify.

Cleaners, photographers, agents and other property businesses can join too. If an owner wants help with their short let, you have somewhere useful to send them.
A suitable cleaner can stay
If the owner wants to keep their cleaner and the service fits the property, that relationship can continue. Owners choose their contractors.

Tell the landlord you earn £250 if they qualify. They get £250 off management commission too. Their usual management rate stays the same.

A shared link alone does not earn a reward. The landlord’s first property must qualify under the programme terms.
Before you join
A few useful details.
Who can join?
You do not need a company. Friends, existing landlords and property businesses can all introduce a new owner. If you make an introduction through your work, follow your organisation’s referral arrangements.
When does an introduction qualify?
The first accepted property must complete thirty consecutive days of active management from its first paid guest check in, include a completed paid stay and have its first earned management fees collected. Signing an agreement or putting a listing online does not qualify by itself.
What does the landlord’s £250 cover?
The credit includes VAT and starts on the next management commission invoice after qualification. Any unused amount carries forward while that first property remains managed. The £30 monthly charge, VAT on that charge, cleaning, repairs, platform fees and other property costs remain payable.
Can I introduce an existing UpgradedPM client?
The offer is for genuinely new landlords. Current clients, already accepted introductions and landlords in active management discussions are excluded. We check and confirm attribution. You cannot refer yourself, your own business or a property you own or control.
What if they enquire without using my link?
They can give us your name or referral code when contacting us. An accepted introduction stays attributed to you for twelve months. The first valid requested introduction we accept takes priority.
Can I send you my customer list?
Please share your link with people who want to hear from us. The landlord can then request contact themselves. If you make an introduction for them, record when and how they specifically asked UpgradedPM to contact them about that property.
Does this make us your exclusive supplier?
No. Owners choose their contractors. We can recommend a suitable business, but joining does not promise bookings, work volume or an exclusive supplier appointment.
