Yes. Our North Wales operation is run from Conwy, minutes from Llandudno and the A55. Viewings, changeovers, guest issues and emergencies are handled by people who live here, not a distant call centre.

Yes. From autumn 2026, anyone offering visitor stays of 31 nights or fewer in Wales must register with the Welsh Revenue Authority. Registration is free, and we handle the admin as part of our management service.

To qualify for business rates instead of council tax, a Welsh holiday let must be available to let for 252 nights a year and actually let for 182. Falling short means paying council tax, often with a premium. Our pricing and marketing are built to keep well run properties on the right side of that line.

Councils across North Wales charge premiums on second homes. In Conwy county the premium is currently 150%, and other counties set their own rates each year. A property run as a genuine holiday let business under the 182 day rule moves to business rates instead, which is one of the strongest reasons to manage it properly.

Wales has passed a law letting each council add a small nightly charge to visitor stays, expected to be around £1.30 a night for self catering, from April 2027 at the earliest. No North Wales council has a start date yet. We track each council’s decision and will keep your listings and pricing right if it arrives.
