Public Bristol pages currently show different prices

Houst’s dedicated pricing page shows 20% plus £24.99 monthly for flexible hosting. It shows professional plans at 18% for twelve months, 16% for twenty four months and 14% for thirty six months, with a further monthly charge. Its Bristol service page instead describes full time management at 14%, part time management at 20%, and says there are no monthly retainers or long contracts.

Houst publishes a broad service covering multi platform listings, photography, smart pricing, guest support, cleaning, maintenance coordination and owner reporting. Its knowledge base says management fees are charged plus VAT on gross platform earnings, including booked nights and the cleaning fee.

Who it may suit. Houst may suit an owner who values the scale and systems of a large international operator. Its current public pricing and contract statements do not align, so the written quote and agreement matter more than the headline percentage.

What to confirm. Ask Houst to confirm the commission, VAT, monthly charge, contract length, photography and onboarding costs, cleaning fee treatment and Airbnb account ownership in one written quote.

Hopewell

No short let management fee published

Hopewell does not publish a short let management commission, VAT treatment or owner contract length on its current Bristol page. The visible 20% figure is a claimed increase in profit against a traditional tenancy, not Hopewell’s fee. Its separate 12% plus VAT price applies to long term managed lets.

Hopewell publishes listing creation, major portal advertising, photography, guest communication, screening, check in, maintenance, cleaning, linen, laundry, review handling and price optimisation as part of its Bristol short let service.

Who it may suit. Hopewell may suit an owner who wants a long established Bristol agency and needs to retain an acceptable existing Airbnb listing. Hopewell explicitly says it can cohost a current listing when the owner is happy with the profile and reviews.

What to confirm. Request the short let commission, VAT treatment, fee basis, additional charges, account ownership and notice period before comparing Hopewell with a published package.

From 12% excluding VAT

HelloGuest publishes full service management from 12% excluding VAT. It says there is no fixed term contract and describes commission as being charged on net rental income. Its pricing page also says some properties may incur onboarding costs for work such as photography or a deep clean.

The published service includes listing management, bookings, guest communication, check in, cleaning coordination, maintenance support, dynamic pricing and distribution across selected booking channels.

Who it may suit. HelloGuest may suit an owner looking for a lower published starting rate and broad channel distribution. The words from 12% matter, so compare the property specific quote and the exact services included.

What to confirm. Confirm the final percentage, VAT, the definition of net rental income, onboarding cost, cleaning and linen treatment, and the notice terms for your property.

Guesthoo

16% plus VAT on the net channel payout

Guesthoo publishes a 16% fee plus VAT. Its FAQ says the fee is deducted from the net payout received from the booking channel after platform service fees. It says there are no setup, retainer or contract renewal charges.

The Bristol service covers listing creation, photography, dynamic pricing, guest communication, housekeeping, maintenance, bookkeeping and multi channel management.

Who it may suit. Guesthoo may suit an owner who wants a Bristol focused operator with a simple published rate and management charged after platform fees rather than on the gross booking figure.

MasterHost’s Bristol page advertises an 8% online package, 10% basic package and 12% full package. It says owners retain their Airbnb accounts, receive payments directly and can cancel on one month’s notice with no onboarding or cancellation fee.

Its public page names guest communication, listing creation, pricing, screening, maintenance, cleaning, photography, licensing support, payment processing and multi channel management among its services.

Who it may suit. MasterHost may suit an owner whose first priority is a low headline percentage or retaining direct account ownership. Its Bristol page does not explain the local operating team in the same detail as the Bristol based providers, so physical delivery should be checked carefully.

What to confirm. Confirm VAT, the commission basis, the precise difference between each package, who handles Bristol cleaning and maintenance, and where the management agreement is contracted.

The real cost

A lower percentage can still leave a lower owner payout.

A percentage of gross booking revenue is not the same as a percentage of the net platform payout. A fee that includes cleaning revenue is not the same as one charged only on nightly income. VAT, monthly charges, photography, linen and onboarding can move the final figure again.

Ask every manager to calculate one example month using the same booking income, platform fee, cleaning income and operating costs. The number reaching your bank account is the comparison that matters.
