Every reading, on the record
The Index is read the same way every month, so each figure is comparable with the last. This table grows one row at a time and nothing in it is revised after publication.
How the Index is read
Upgraded Intelligence, our in house data engine, continuously tracks live short let listings across Bristol and records their night by night availability and pricing. Each monthly reading takes the most recent observation for every tracked listing within ten kilometres of the city centre, then measures the share of the coming 30 nights that are already reserved.
- One method, every month. The same sample area, the same calculation, so readings are comparable across the series.
- Whole market occupancy. Booked percentages cover every tracked short let. Nightly rates are the median among professionally priced portfolios, stated as such.
- Honest samples. Around 217 properties feed the current reading, and any date with too small a sample is excluded rather than guessed.
