What stands out

Three things this month's data says

The spread between Bristol's fullest and quietest neighbourhoods is wide, forty percentage points, and it doesn't follow the price map you might expect.

The east is packed Easton and Greenbank leads the map with 71% of the next 90 nights already taken, from the smallest published sample on the map, with Clifton and the Harbourside close behind on 65% and 63%.
August is half gone 53% of Bristol's August nights are already booked, and in the leading neighbourhoods it's 64 to 75%. An empty August calendar is now a pricing or presentation problem, not a demand problem.
Demand ignores the postcode snobbery Totterdown and Westbury sit at the bottom on 31% and 35% while Easton tops the table. Guests book location convenience and value, not prestige, and the gap is enormous.

The professional gap

The 246 Bristol listings run by professional operators and tracked through their own booking systems are 64% booked for the next 90 nights. The wider marketplace pool of 474 listings, a mix of self-managed and professionally run homes, sits at 43%. It's the clearest signal in this month's data that how a property is run moves occupancy at least as much as where it sits.

How we built this

Upgraded Intelligence, our in-house data engine, continuously tracks live short-let listings across Bristol and records their real night-by-night availability. Our data science team aggregates 720 active listings within 10km of the city centre, taking the most recent reading for each listing and night.

  • Booked means a night the listing's live calendar no longer offers. That includes the odd night an owner holds back for themselves, so it's demand plus a small holding effect, measured the same way in every area.
  • One listing, one area. Every listing is assigned to its nearest of 12 named area centres and counted once. An area's sample only includes listings within 1.6km of its centre; the citywide row covers everything within 10km.
  • Reliability: areas with fewer than 10 tracked listings are suppressed rather than reported, and a listing needs at least 30 tracked nights in the window to count at all.
  • Demand, not rates. This report ranks how full each area is. Nightly rates and revenue by property size are published at city level in Report 01, and we'll break rates out by area once the sample clears the same reliability bar.
