Upgraded Intelligence maintains a UK research corpus of 12,428,788 dated availability and price records. This report uses a fixed July 2026 cut of 666 listings within 10 kilometres of Bristol city centre, taking the most recent reading for each listing and date in that cut.

  • Typical nightly is the median advertised price, so a handful of luxury or party-house listings can't skew it.
  • Unavailable share is the share of the next 90 calendar nights unavailable across tracked listings. It can include bookings, owner blocks or other restrictions and is not confirmed occupancy.
