No address, neighbourhood, bedroom, owner, guest, stay date or extreme value is released. The observed market index remains a separate dataset because public calendar unavailability is not the same thing as accepted booked nights.

Transparency

Definitions, gates and limits

The source is UpgradedPM's own operational booking record. The extraction runs as a read only aggregate inside the database and returns no property, owner, guest, address or reservation identifier.

The study sample

The study includes 41 distinct homes with accepted booked nights between 1 September 2025 and 31 August 2026. This is a historical research sample, not a current portfolio count. Individual quarterly samples contain 21 to 33 homes. Bookings for the same physical home are counted under one property.

One accepted stay

Reimports are collapsed using the durable reservation identity, then provider reservation identity, then source row identity. The latest provider import survives. Cancelled and pending records do not enter the release.

Fixed Bristol geography

A complete coordinate pair must come from one source. The booking snapshot is used first, followed by the canonical source listing. Four of 1,704 accepted starts could not be mapped and were excluded before applying the ten kilometre boundary.

Contributing home month

A home month contains at least one accepted booked night. This avoids inventing historical management dates, but it also means zero booking months are absent. The measure is not occupancy.

Booked nights and stay timing

Booked nights are the date overlap inside each reporting period after confirmed direct extensions. Stay starts, whole stay length and lead time use accepted arrivals beginning inside the same period.

Gross guest paid

The latest recorded correction replaces the provider total when present. The amount is apportioned across booked nights. It can include cleaning, tax or other guest charges, so it is not ADR, operator revenue, owner payout or RevPAR.

Privacy and quality gates

Every published period requires at least twenty homes and thirty accepted stay starts, at least 95 percent value coverage by booked night, and no home contributing 20 percent of stays, nights or value. Channel groups require ten stays and five homes.

Interpretation boundary

The portfolio grew and changed during the year. Differences between periods can reflect season, property mix, distribution and availability. They do not prove a market trend or a management effect.
