The first apartment was being managed with help from an assistant. It worked, but there was no dependable system behind the operation and standards changed according to who was available.
Inconsistent cleaning, missed pricing opportunities and risky bookings were the main concerns. An earlier experience with another manager had also shown how difficult support could become when something went wrong.
D.K. wanted to test a genuinely managed service with one apartment before deciding what should happen to the rest of the portfolio.
WHAT CHANGED
Responsibility moved to one operating team.
UpgradedPM reviewed the existing performance and set out where the first apartment could improve. Fees and responsibilities were clear from the start.
Consistent cleaning and operating standards were introduced, pricing began responding to local demand and the owner gained one place for anything relating to the properties.

The same core operating standard now follows each home rather than depending on whoever is available.
Rate improvement
Revenue growth came mainly from stronger rates and a better mix of bookings, not simply filling more nights.
Active local management
The team can intervene at the property when messages and remote monitoring are not enough.

The owner states that revenue across the properties increased by roughly 13% year on year while occupancy remained broadly similar. Better rates and a stronger booking mix produced the change.
After testing the service with one apartment, D.K. transferred another two. Larger decisions still come to the owner, while the daily operation remains with UpgradedPM.
