How the Index is read

Upgraded Intelligence, the property data studio within The Upgrade Authority, continuously tracks live short let listings across London and records their night by night availability and pricing. Each monthly reading takes the most recent observation for every tracked listing within ten kilometres of central London, then measures the share of the coming 30 nights that are already reserved.

  • One method, every month. The same sample area, the same calculation, read by the same engine as our Bristol Short Let Index and North Wales Holiday Let Index, so readings are comparable across the series.
  • Whole market occupancy, professional rates. Booked percentages cover every tracked short let. Nightly rates are the median among professionally priced portfolios, stated as such.
  • Honest samples. 17 homes, after collapsing duplicate listings, feed every night of the current reading, ten of them priced. Any night with fewer than ten sampled homes is excluded rather than guessed, and sample sizes are published with every reading.
