Frequently asked questions
Is this an assured shorthold tenancy (AST)?
No. The Renters Rights Act 2025 ended assured shorthold tenancies for new lettings. This is an assured periodic tenancy, the form that replaced them.
Can I set a fixed term with this agreement?
Assured tenancies under the 2025 Act run on a periodic basis rather than a fixed term. Use the special terms schedule for anything specific to your let, and take advice on your particular situation.
Do I need a separate guarantor form?
If a guarantor is providing security, use the Deed of Guarantee alongside this agreement so the guarantor obligations sit in their own document.
