OWNER CASE STUDY

A realistic route beyond a standard tenancy

The owner wanted a better return than a standard tenancy without losing future flexibility or being sold an implausibly optimistic short let forecast.

BEFORE UPGRADEDPM

The property was working. The ownership experience was not.

The house had previously been let to a family. After they left, it needed work and then stood empty while the owner considered another tenancy or a sale.

The concern was whether short term letting would produce enough additional income to justify the change, or simply create more work than a normal tenancy.

Two local letting agents only discussed standard tenancies. A holiday letting company offered a very optimistic figure without explaining how it had been reached.

WHAT CHANGED

Responsibility moved to one operating team.

UpgradedPM forecast the quieter months as well as the busy ones. That made the proposal more credible and gave the owner a basis for judging the risk.

The team arranged the setup, advised on purchases that would actually affect the stay, prepared the listing and handled the practical compliance work.

01

A balanced forecast

The assessment showed seasonality and explained the assumptions instead of relying on one attractive annual total.

02

A focused setup

Spending was directed towards items the property needed rather than a generic furnishing list.

03

Clear reporting

The owner receives one useful update instead of chasing several contractors and suppliers.

THE RESULT

A measurable outcome and a different relationship with the property.

Across the first six complete months, the house averaged approximately £3,180 a month in gross booking income. The strongest standard tenancy estimate the owner had received was £1,850 a month.

The owner is clear that gross booking income is not net profit. Even after making that distinction, the result has made the model worthwhile and changed the likely decision from selling the house to keeping it.

The owner’s view

“They have made a potentially complicated property surprisingly straightforward to own.”

HOW TO READ THE FIGURES

Figures were supplied by the owner and cover the periods stated. The owner asked to approve any identifiable property photograph, so this page uses Bath area photography rather than an image of the house.
