Welsh Holiday Let Registration Checklist

From 1 October 2026, anyone taking bookings for overnight visitor stays in Wales must register with the Welsh Revenue Authority. This checklist walks a holiday let owner through the details to gather, the 182 day rule check and the dates to diary, so registration takes minutes rather than days.

Free to download. Add your own branding and details, then put it straight to work.

Frequently asked questions

Who has to register?

Anyone who takes bookings for overnight visitor stays in Wales, whether you let a whole property, part of one or a spare room, and whether it lets for one week a year or all year round. Registration opens with the Welsh Revenue Authority on 1 October 2026.

Does registration cost anything?

No. Registration is free and most people complete it in under fifteen minutes. Parts of the register will be public, so guests and councils can check that a property is registered.

What is the 182 day rule?

To qualify for business rates rather than council tax, a Welsh holiday let must be available to let for at least 252 nights a year and actually let for at least 182. The checklist includes a simple check and a place to record your numbers.

Is this the same as the visitor levy?

No. Registration is a separate national requirement. The levy is a nightly charge each council can choose to adopt from April 2027 at the earliest, and no North Wales council has set a start date.
